Advice on leaking polycarbonate conservatory roof

Thanks for your help. Closer to Somali pirate, but think I'll go with the struts (+ mattress) anyway as whilst the rafters seem sturdy, I don't know for sure there's no rot in them.

Advice on leaking polycarbonate conservatory roof

There is a bit of water visible in the sheets but I think this is basically just condensation - I don't *think* this is the cause of the leak. It's getting in near the top where the sheets meet the house. The flash band is pretty worn up there. The rafters are quite long (max 3.3 m) so I'd be a...

Advice on leaking polycarbonate conservatory roof

Hi, I recently moved into a new house with an old conservatory that's past its best shall we say (see photos). We'd ideally like to prolong it's life for a few years until we're able to knock it down and replace it with an extension. I've already replaced some timber that had rotted due to a...

Damp patch in brand new porch

Thanks for your suggestions. Unfortunately I'm away from home now so can't take a photo. I think your point number 2 is most likely - there is no mastic sealing the cill outside to the side wall.

Damp patch in brand new porch

There is condenstation on the glass towards the bottom - another reason I suspected condensation. See my post above regarding gap. But even with gap there surely shouldn't be water coming through here - perhaps, as suggested above, a problem with the roof too.

Damp patch in brand new porch

I agree it doesn't look like it. Seems an odd shape and location for it. There's a slight draught coming from a slight gap between the window frame and wall. I had thought this draught may be causing the condensation by causing a local cold spot here. This seems consistent with the fact that the...

Damp patch in brand new porch

Thanks Ken. If it's a leak then yes clearly he's going to have to fix it. I suppose my question is more, what if it's just condensation? I'd have thought if built correctly then there shouldn't be a recurrent patch of condensation - even in the middle of winter, and so again this is something he...

Damp patch in brand new porch

Hi, My brand new front porch was completed 2 weeks ago. Since then, I've noticed a small, recurring patch of damp on the floor screed. It is located in the front corner, where the side window (which extends from the floor to top-of-door height) meets a short return wall. The walls are thermolite...

Value of building regulations beyond being a legal responsibility

My understanding is that getting the job done to building regs (whether officially or unofficially) - which is my intention / hope - would entail sufficient insulation for the porch to be open to the house. Hence the requirement for regs if there's no external door between porch and house.

Value of building regulations beyond being a legal responsibility

As mentioned, building regs isn't required, unless I plan on replacing the current door with an internal one, or replacing it altogether, to make it open plan. These are things I may well consider doing (when it comes to redecorating, at a later date) and is the main reason I'd still consider...

Value of building regulations beyond being a legal responsibility

Thanks all for the useful advice. I didn't actually mean "insisted" - should have rather said "recommended". He said getting the certificate is good for when it comes to selling the house. I don't know if he has other motives. And I'm not sure he would actually get drawings as it would likely...

Value of building regulations beyond being a legal responsibility

I am having a front "porch" built. (Note that under the planning portal it actually comes under single extension due to being larger than 3 m^2 in area and flush with the front-most wall of the house). Planning permission is not required. And, due to being sufficiently small and retaining the...
