    Baxi Heat 424 Condensate Trap

Evening all. So yesterday I woke up to no heating. Had a look at the boiler and noticed a small drip coming out of the condensate trap on the underside of the boiler. The (40mm) condensate pipework runs through the wall to outside and connects to a down pipe. I took the front cover off the...

    ECH Actuator

Hi, wondering if anyone can shed any light on which replacement ECH Actuator I need Photo of mine below As usual it’s waited until I’m away with work to pack in, but it sounds like a similar issue I had with my hot water valve where a constant switched live was being generated by the...

    Pump Running, but no demand

Thanks. Going to plug the F&E tank, isolate all but the tallest upstairs rad (towel rail) then open a drain cock on a downstairs rad. I can top the inhibitor up through the top of the towel rail when done then

    Pump Running, but no demand

Thanks guys. I wired in the new actuator from the new valve I’ve got this evening (without the valve body fitted to the pipe). Valve opened on both time clock and stat demand and turned the pump on. On time-clock off and stat-off, valve closed and pump switched off perfectly. I can’t get the...

    Pump Running, but no demand

I did that last night. Traced the orange wire from the hot water actuator to the switched live wire block in the wiring centre. That then feeds a cable that runs to the garage and connects to the boiler live cable. In the garage there’s another wiring centre which has (bizarrely) a second core...

    Pump Running, but no demand

Thanks. I have one of those ready to go if the above attempt fails. Wanted to avoid a drain down if possible as it’s a gravity-fed heating system

    Pump Running, but no demand

I’ll have a look tonight. The actuator is definitely driving the valve open/shut as I can hear the change in water flow

    Pump Running, but no demand

Good evening you amazing people (yes I have another question…) So, I’ve had a few weeks of normal operation and haven’t dared to even look in the airing cupboard as it’s been working fine… …until Tuesday. So my wife’s Tado app logged itself out and as I was away with work in London from Monday...

    Pump Running, but no demand

Hi all - just back from holiday so straight to some fault finding… Turning off the hot water at the time-clock (via Tado app) turns everything off fine & proper. However if I turn the cylinder stat down until it clicks off and closes the 2-port but the pump runs on. Turning the stat back up...

    Pump Running, but no demand

That’s what I thought. Doesn’t explain the sporadic behaviour though (unless that’s what they do when broken)

    Pump Running, but no demand

Thanks, will do. What I don’t fully understand is why it would “stick” on after a demand period (it’s usually set to DHW “on” until 9pm), but then after having the mains off for a few hours it wouldn’t then turn the the pump on straight away, can the valves “stick” in the open position...

    Pump Running, but no demand

Hi all. I’ve got a Baxi 400 heat-only boiler (located in the garage) with an S-plan htg/DHW set up. The pump is located in airing cupboard with the control valves and the unvented cylinder. When we first moved in, we found the heating pump ran constantly regardless of heating or DHW demand...

    Frost Stat Question

Hi guys, just as an update. I have now purchased a new Honeywell “frost protection kit” from BES which contains a T4360A1009 frost thermostat and an L641B1004 low-limit pipe thermostat - purchased from here https://www.bes.co.uk/honeywell-home-frost-protection-kit-15164/ Now - the online...
