Many thanks to everyone that gave advice on this problem. In the end we got our builders who were already on site to remove the rotten floorboards and sections of the joists. We cleared out the rubble and they put in new joist sections, and took floorboards from upstairs to replace the ones that...
Hi yes!
We still haven't made final decision re what to do. And waiting for quote from our builders.
Further advice and response to questions would be appreciated :)
A further update....
In addition to the three damp and timber companies that have visited (details in previous post), we've had four more:
(4) Kenwoods. Said it was definitely dry rot. Thought the white whispy growth was salts. He was scaremongering... got to do it right, get a guarantee...
No annotated diagrams provided so far from the D&T people.
I have a few more pictures. The first two show further floorboards removed in the mould area. As hoped and suspected, the rot does seem to be localised. Here we've removed about a metre beyond the last sign of it.
Let me try and...
I've posted new photos of the ground level bay area, as requested.
The builder is coming today so we're going to ask him to remove more floorboard from other areas of house you've suggested to investigate further. Hopefully we can post photos of these this eve.
Update on 3 damp...
Thanks so much everyone for your ongoing comments. We’ve had two damp people already come round and have three more damp/timber/rot specialists to come and have a look over the next week (including Rentakill and Peter Cox). My concern is that they will all say different things and all have their...

The mystery continues!
Thanks john I will try answer as many of your questions as I can later today.
To begin with,we have just managed to lift 3 of the floorboards and looked underneath. I have added photos to the album of this area.
The air brick was totally blocked by rubble etc... Absolutely no ventilation...
Hi yes I mean timbers
Bit limited with only internet on my phone so not able to scan stuff here. Can give descriptions and post more photos to the album I creatEd.
Have contacted surveyor again also. Not sure if I should contact a timber specialist instead though?
Hi footprints
Yeah I posted about the floor in the flooring forum. Not sure how I merge the two posts.
Basically before we bought house we had one general building survey and one structural engineer survey. When we bought house we had 2 damp/timber surveys, and carried out work as recommended...
