Depends upon the council ... PD clearly states the extension needs to be set back 20cm from the eaves where practical to do so. Most dormers are set far further back than that ...however it is also unlikely that the council will make you tear it down as it costs them money to enforce and most...
Good luck with it - i'm building a ground floor extension under pp and then the dormer under pd - basically the planning officer has intimated that once the extension is built then there would be no way to see the original roof line - so in effect it's almost tempting to make a non-conforming...
I've just bought a staggered bungalow (stupid design!!) it's offset by a metre on each half of the building am I able to build a dormer effectively in 2 halves under PD with each half being 20cm from the eaves of it's corresponding rear elevation (effectively a small dog leg) as usual the rules...
Did we ever get an update on this - i'm in a similar situation with a staggered bungalow (stupid design!!) it's offset by a metre on each half of the building - does this mean the dormer will have to be 20cm from the eaves of the shorter side?? I was kind of hoping to dog leg it slightly as a...
It's not the prettiest house in the first place!! We want to move in quickly and getting planning permission will cause a delay we can't really afford. Also as the roof is pitched differently anway we might have a chance. As you all suggest best speak to the planners. Thanks for all the comments!
My wife works for the council but they are always incredibly busy thanks to the cuts - may have to bite the bullet and pay the £50 consultation fee.
In terms of the extension yes I've just read "Maximum eaves and ridge height of extension no higher than existing house." so technically you could...
yep i've read the regs inside out and in no place does it explicitly state that you can't join onto an existing structure - i think as long as building regs are ok then we are fine. Potentially we could also create an internal doorway into the garage. The only rule that affects us is because of...
rear view courtesy of bing maps the fence line is straight all the way back but the garage is built at a weird angle ... i'll take that on board about not joining onto the garage - I take it I can get away with leaving a tiny gap between the two to satisfy the PD regs.
I can confirm the ridgeline is ridiculously high - There are already 2 pretty good rooms up there - however little space for wardrobes due to the slope on both sides. Bedroom 2 is the room we want to extend over with to create a better sized room - we can steal room from bedroom 1 to increase...
I think it would have to be flat to get the usable space - my 2 kids have currently both got double bedrooms in our current 4 bed semi and i don't want to unduly disadvantage them as I doubt we'll move again - the box room is just too small - if we just did a dormer across the full rear then it...
No i believe the 2 storey part will be more than 2 metres from the boundary (there is full width driveway) ... I've attached a front view. If not then
we are talking cm's - thinking about it - i need to avoid building over the garage so the 2 storey extension would need to be inset slightly say...
Hi
We're planning on buying a detached chalet style dormer bungalow and want to extend it under PD rules.
Basically it will have a 3m single storey extension across the ground floor which i believe is fully within PD rules.
We then want to add a rear dormer across the width of the rear and...
