Hello fezster, many thanks for your comment - yes it does have an immersion heater but it is switched off. The expansion vessel has been replaced twice now in connection with this issue so the cause of the failure has not been addressed so far.

One other point to add in is that the boiler started banging when the heating pressure drops which is why we topped up initially and then got professional help in.

Hi Ian, You are probably right about the PRV failing. What bothers me is that it keeps failing which makes me think there is another issue which is causing it to fail. I thought this might be too much heat causing pressure build up and over time the valves failing. many thanks, Colin
