thanks, for the advice, who would i go to, to confirm this, a solicitor or the council. I have asked the planning dept at our local council to supply me with minimum widths & her rights to use my land for turning but i seam to think they might drag it out getting back to me.

no at the moment i have the french doors with a 3 ft drop & i was about to start building the raised area to walk out of the french doors. there is also a side door on the same wall which also has the drop until i get the raised area built. i hope this clears up things a little. thanks

yep it works great, had it running brilliantly on 3 levels of the house but just wanted help fine tuning it. & the big white knob on the top right is the bypass valve.
