    2 skylights specified in LDC/PD - I want 3

Because it moves any risk of the decision (being wrong) away from the professional - ultimately, there's no upside for him if I get a little bit more light in. A more helpful answer would be "I believe it is XYZ, but to be prudent, I suggest checking with the council".

    2 skylights specified in LDC/PD - I want 3

So, my lawful development application went in as "dormer conversion with two skylights at front" - got the approval (I'm aware that it wasn't needed but applied for it as a precaution). I now want to add 3 skylights to the front - the architect (unsurprisingly, as he would not benefit from...

Side return Extension 4.5 metres - PD v Planning

Decision: PRIOR APPROVAL NOT REQUIRED and the extension would be in line with PD Now the tricky part: the informative states that is that it should be done in accordance with the plans submitted (i.e. the wrap-aound) we actually want to do a smaller side extension (i.e. one that doesn't exceed...

Side return Extension 4.5 metres - PD v Planning

In reality, even if the council approved it, I would only go up to the Side wall and not exceed the 50 pc, which would make it lawful. Planning officer coming on Friday.

Side return Extension 4.5 metres - PD v Planning

Thanks Luke - seperately, do you have a view on the question of whether there is any advantage or disadvantage to using Prior Notification v Planning for a side "infill" extension - does the council/neighbour have more say in one or the other. We will use materials to match existing so PD...

Side return Extension 4.5 metres - PD v Planning

11 Jan - what are the pros and cons of PD v full planning? Also, if the neighbour objects in Prior App get automatically rejected or does the council go through the same considerations as they would for a planning APP. Architect says 90% chance of planning app getting rejected as the council...

Side return Extension 4.5 metres - PD v Planning

Also, I guess back to the old question - is there any benefit of going down the planning v the PD route - i.e. do neighbours have more weight in the latter or vice versa. The architect says that if you submit a PAA for 4.5m side infill and it is rejected any subsequent planning application for...

Side return Extension 4.5 metres - PD v Planning

Current wrap is with the council currently. My own view is that the simple plan makes it potentially appear as PD but when you look at the 3d render, it is against PD.

so even though the app is with the council, it'll get rejected later (i.e. in a few weeks rather than at the beginning - its already been 4 weeks!)

Side return Extension 4.5 metres - PD v Planning

Hi - will CURRENT WRAP be rejected even if it joins into the existing toilet construction - although it will change the doors and perspective etc?

Side return Extension 4.5 metres - PD v Planning

The above is what we would like to achieve (4.5 metre infill and a longer rear of 7.5 metres - the "pure rear" would be OK as it would only be a 3 m. addition to the back of the original "rear" and so it is really the 1.5 m extra infill - i.e. over 3 metres - bit that needs neighbour consent)...

Side return Extension 4.5 metres - PD v Planning

Hi - both the brown bricked bits are "proposed" - the white bit is the original building.

Side return Extension 4.5 metres - PD v Planning

Thanks. By a side return extension, its a terraced Victorian house and I want to infill the rear (i.e. next to the L shaped kitchen). I've already put in a prior notification for 6 m (though I'm happy with 4.5 metres) - just thinking that if the neighbours reject, I submit another 4.5 metre...
