Thanks, yes there is a loft which we could access through from bedroom 1 by building the stairs up from here and then do two bedrooms up with a shared ensuite and put boys up there but we don't have the finances for that yet, that'll be a good few years down the line.

No not a waste of time the diverter valve needed replacing, opened up and diaphragm was shot.... Just had to adjust the switch after reassembling.

Just opened up old diverter and yes the diaphragm was perished with holes.

Thanks so much. He did as you suggested after having to pop out and buy the greese. No leak. So that problem solved thanks. Still after replacing the diverter valve we thought it would fix our no hot water problem but it didn't. I have done another post for this.... many thank again.
