Thanks, yes there is a loft which we could access through from bedroom 1 by building the stairs up from here and then do two bedrooms up with a shared ensuite and put boys up there but we don't have the finances for that yet, that'll be a good few years down the line.

Thanks so much. He did as you suggested after having to pop out and buy the greese. No leak. So that problem solved thanks.
Still after replacing the diverter valve we thought it would fix our no hot water problem but it didn't. I have done another post for this....

Ok so this is being a pain. We have had trouble with no hot water but central heating works. If we run central heating we can get warm water.
We googled and information we came across was diverter valve.
So this weekend hubby changed diverter valve to brand new and we checked our manual...
