Thanks DP, That advise from a local plumber after asking if he can service the Back-boiler. Will keep the Backboiler, just need to find someone around sheffield area to service it.

the property will be to let so less breakdown and safe boiler is the option. I have been advised that back boilers waste average 60p per pound and combi boilers 10p per pound!!
