Thank you all for the advice! I thought I'd revive this thread. We've decided not to replace the roof for now, as it's still in reasonably good condition.
While discussing the roof with various experts, one person (the surveyor who inspected the house when we purchased it) suggested an interim...
Thanks. I see. The hallway is the only route out of the loft bedroom to the staircase, though. Does it change your view? I think the builder is not sure about the rules. He just said that at another project, this problem came up.
Hi all,
We are in the process of planning a loft conversion. On the loft floor, there is a 4m long hallway that connects the staircase and the loft bedroom. The hallway is wide enough to have storage unit fitted to one side (we were going to install a sliding door kit like the picture below...
The builder did not care which BC I used (which I thought was quite reassuring); he only said to try to use a private one to speed things up.
After I delivered the LA building control's reply to the architect, he said the code regarding the membrane might be wishy-washy and not the best...
Thought to update on this:
I spoke to my local authorities' building control team (I did not realise they give advice via calls). They told me we don't have to lift the tiles. They rationalised it as the roof is an existing roof built as it is (not leaking, presumably). The loft conversion...
I have yet to ask them how we plan to do the building control. As Wessex said, it will probably have to involve building control now.
A semi-detached house, so it is slightly bigger than a terrace house. Yeah, the architect recommended the builder when we went out to tender.
Thanks, both, I will try to answer both in the same post:
We are at the tender stage. This is a renovation project, with the only structural changes being the Velux loft. The builders want to retrofit a membrane into the roof, which involves removing the tiles. They did offer to recycle tiles...
My builders insist on lifting the tiles to add felt. Is it a definitive way to get an answer from building control? (happy to pay a small fee if needed)
yeah, that's what we initially thought (just doing the Velux from the inside). With the reroofing added to the equation, we are looking at an additional 20-30k of cost out of nowhere. While I may sound like i got the trade-off, I have no real sense of how risky that is though.. Would it be a...
Thank you both for the reply! I think the brown staff are just some sort of sheets that have been stuck on at some point. They are only on a small part of the roof, though.
So, is it fair to say that adding membrane is just a "good practice," not a "must," but not doing so may be...
Hi all, We want a Velux loft to a 1930s semi in north London. Our roof was closed-boarded in the original 1930s without any membrane. A not so great photo below.
There has been a debate on whether the roof must be "membraned" to meet building regulations for loft conversion. One builder told...
