    Thank you, that is sounds hopeful. Today the Water Company said the developers will have relocate the pipes or we wait for the adoption of the pipes from them and can then apply for a build over.

    As Yet we have not paid for building regulations as we are waiting for the developers and water company to give Permission to proceed. Our sewer search was £198.

    for permission to build. After their sewer trace we were told the developers still own the sewers and a contract is in place with the water company and developers which will require alterations to enable a build over to be granted. This seems very unlikely, has anyone got any suggestions?

    I am a little confused, I thought I could have the orangery built and then have the external doors and windows removed at a later date

    I do believe the plans for the orangery will produce a strong extension to our home. Could it be that the specs of the orangery will be sufficient after building regs and the doors removed?

    I am having an orangery added to the external wall of my house. I would like to have the external doors and windows removed to have an open plan effect. The orangery with a lantern roof will have acoustic glass sliding doors. Will I need building regs? The house was built in 2019.
