Thanks John!
Your comments all make sense. However in our case the horse has already bolted with our application turned down as we are a fraction over 40 cu m under PD. To complicate matters the build stands and we have been asked to reduce so we cannot just alter plans.
So I'm currently...
Can someone provide a definitive formula if one exists? I'm not saying that either of the two calculation methods are right or wrong btw.
1. Is there a universal formula councils and applicants should use to calculate volume for hip to gable conversions? If not, are there multiple ways of...
Long story, short summary .....
A re-measure was done a 2nd time round previously by our engineer and measurements confirmed to be correct now.
In the end the Planning Officer based calculations on this information and dimensions physically drawn on plan with other dimensions being scaled...
Not with me present or any other family member. I believe all measurements are taken from drawings.
Both, dimensions and scaling. There is a long e-mail trail and notes in the officer's report that show how the volume has continuously changed for various reasons and mistakes made both sides...
Looks like the Council has been very thorough in the end. In a cynical twist they have even managed to take us over the volume. Contrary to an e-mail I received earlier stating we were at approx. 39 cu m we are now a fraction over at 40.43 cu m. Seems some last minute revisions were made.
So...
Thanks for reminding me again of this invaluable source of information.
I found this appeal case (21 June 2010 – 379 Staines Road) and the conclusion is
This contradicts the appeal case on the Wood Lane, Isleworth and supports our case of 20cm set back from front of eaves.
I also noted...
So what is the floor level though on a set of stairs? That's what I'm trying to determine? Is it any flight? Is it the one drawing a vertical line through the centre down the window? I can take measure from 3 different flights and of course they all come out different, some better, some worse...
Sorry, lost in translation.
I meant the measure taken from the centre of the window as in running down a vertical line and of course taken from the cill.
Desperate times, desperate question:-
Can anyone confirm where measurement should be taken for the opening part of the window to sit 1.7m from ground? I presume centre of window but this isn't stated anywhere in the guidelines. As ours is in the hallway leading up the stairs the point of...
I'm not about to ruin their day but perhaps I'll informally speak to friends of ours who know them. Not sure if it is better they should be aware in case of subsequent problems or let them get on with their lives. It's not really my business to interfere with and I'm probably the only one in the...
I have a few more questions to ask if someone possibly knows the answer:-
We will have to appeal the rear set back of the wall at some stage. On the basis of 'fairness' alone as we couldn't have known at the time of build that the Isleworth appeal 3 months later would change the Council's...
Yes, the way things should be done
Front of the eaves
Correct enough for someone to sign them off. They are the plans for the property shown in the picture
Yes, correct, built up straight from the back wall with all eaves removed. So no, not what was drawn on plan.
Well, the Council...
I'm not quoting as such. I'm referring to the property opposite us. They applied and started their build middle to end of 2009, same as us. Below is a detail from their plans and a photograph of the actual build. These plans were approved by Richmond Council under permitted development as...
