    cheers for the comments. There is some actual asbestos-cement flue pipe up there that I'm summoning up the courage to rip (carefully) out, and there were a couple of broken bits lying around, plus a large and a small asbestos cement water tank. Add in the manky spider webs, mouse droppings etc...

    well the happy end to this story is at the moment B&Q have an extra 15% off all bathroom stuff if you spend over £200, so got a Mira Azora -the insides are a Sport Thermostatic with a fancy glass panel- for £230 which is less than a bog standard Mira Sport without thermostatic control. Result.
