Ok thanks, I think the car port idea will be the best solution short term and can save up for a proper conversion down the line.

Plan is to insulate it out, carpet it and use as a home cinema / bar type area. Did this at my previous house as the single garage had already been converted by previous owner and want to do the same again but with improvements.

From what I have read I think this would be allowed under "permitted development". It also doesn't restrict any parking out the front as its down side of the house and it doesnt affect any neighbours views. I know i will need to call the council to double check though.
