Sounds bizzare but try pouring 2ltrs of cola down the pan and leave overnight this will clear mild amounts of scale !!!

Black iron will rust, hence the discolouration in the water. Wont be long before you see the leaks appear. If using iron fittings in this situation they must be pre galvanized, if so you should have no problems

I take it you have a regular service on your appliance ?

drgl don't start bending things,adding washers or otherwise upsetting the balance ! the tolerance / set points has been tried and tested by the manufacturer, a short term fix may lead to more serious damage

Hi all Does any one know where I can source a replacement pump for Servowarm select 45, existing is an old Grundfos super selectric with the paddle type speed control on the bottom of the casting. Its standard 130mm but has 1 1/2 flanges. tried phoning servowarm but lost the will to live...

Sean you say the flat is on 2 floors, dye will show through ceilings if on upper floors if not then you are getting closer to the leak being on the ground floor area?

Just my £0.02 wth but I have added dye before to locate leakage, not an ideal solution (can be messy) dig up the entire install ? or find the dye ? use a dye suitable for finding leakage in drains.

There's "close" and then ther's a fully closing outlet designed to allow air out but not in O.K I know i'm just being sarkey now :D

breezer beg to differ but thats a wall fixing kit for an extract unit is it not? any ventilation opening should also be fixed and non closable. sorry to quibble :wink:
