For all the plummers out there it was the heat exchanger above the burner. It would have been cheaper to buy a new boiler based on the answers I got on here. Now I realise this forums only for wannabe plummers

Anyone have any idea as it's not the diverter valve. Could it be a secondary heat exchanger issue? Getting expensive this information on here now.
