    Is the builder or council in the wrong?

    Some builders will fit exactly to the spec you ask them to quote for and not query anything along the way, so if you didn't mention vents explicitly then they will not fit and won't ask either with the assumption being you know what you're asking for. Other builders will ask questions as they go...

    You shouldn't need to complete to know how old it is, your searches should have confirmed when it was built etc. if the Estate Agent details didn't say. If it's not in any paperwork ask your conveyancer.

    Confirmed with the roofer that the ridge is ventilated and the felt is breathable, so he said to leave a 50mm air gap if I fit roof insulation. Rafters are 150mm deep so can fit a full 100mm if wanted.
