Damp patch at foot of external wall (ed.)

I couldn't see a crack, but please see the photo below. Being black, it doesn't show much! I might do this in the front garden where I think it runs, it won't be to destructive there!

No, all looks in good order and it only collects from one side of a gable and perhaps 2m of main roof that 'feeds' into that gable.

Yes. The front of the house is permanently in the shade, so when wet the ground there will probably take a long time to dry out. The MouseMesh vent covers were installed a couple of years ago, not saying that don't make things worse but it was after the damp initially appeared. The visible...

Damp patch at foot of external wall (ed.)

Sorry for the delay in coming back with the other pictures, I've been doing silly long hours at work and kept missing the daylight! The floor is a suspended floor, that part of the house was built around mid-50's if it helps. At the front of the house there is a 'lawn', the top of it comes up...

Damp patch at foot of external wall (ed.)

I've dug out an old floor plan I done yonks ago as I thought it might help. There is a radiator opposite the fireplace and under the window at the front. I've marked on in red where its worse (as in the initial photo), yellow where its a bit better and green where there is only a slight...

Damp patch at foot of external wall (ed.)

Thanks for coming back to me. I did get somebody out for their opinion who said it was condensation, but I wasn't 100% confident as its so low down, patchy and only affecting 1/2 the external wall with none the other side of the chimney breast. In winter we do dry the clothes indoors, but...

Damp patch at foot of external wall (ed.)

It seems that every other post on here at the moment is related to damp in someway or another, but I'm afraid I've got another if anyone could be so kind to please share their opinion. We have a fairly decent sized lounge measuring around 7.5m by 3.7m. One side of the 7.5m length and both 3.7m...

Thanks, is that without the insulation around the joists?

    Garage Roof Options

Hello I'm planning on converting an external garage to a well insulated room. My initial plan was to replace the old roof with a steel roof and have a cold roof with the insulation layer beneath the joists. However I don't believe this is going to be possible due to the lack of height at the...

    Concrete Sealing vs Waterproofing

I spoke to Thomson product help line and they confirmed I'd need to go seal to stop the green. Applying with a paint brush is apparently best, or a lambs wool roller as a second option and don't let it dry out too quickly.

    Concrete Sealing vs Waterproofing

Hello We have a concrete patio that was laid about 6 years ago. Overall its in fairly good condition, but has gotten dirty and a bit 'green' in winter. I'm planning thoroughly cleaning this, both with a thin bleach mix and with a gentle pressure washer and then treating it to hopefully keep...

Accessing leak behind plastic or asbestos tile

Thanks for replying. I tried holding a lighter underneath the board, it ever so slightly blackened but didn't burn or melt. I did wonder if it was some form of fibre board, but wasn't really sure if it was the type without asbestos or something with.

Accessing leak behind plastic or asbestos tile

Hello I've got a leak coming from a shower control unit. I've removed a number of tiles to access it, but there is some form of plastic or tile covering it to enable plaster to be smoothed over prior to tiling. This plastic or tile has some form of super strong mastic in places holding it in...
