the property i am working on has a joist that is rotting under the wall which happens to be 5 stories up and about 4 floor boards are also rotten what shall i do.

Oh ok, brilliant I never knew that, thanks for the info. I'm more of a beer on it's own man so if I should ever need to render I will just keep the lime in that mix :D

Hi, I need to go and look at a bathroom floor that got flooded and the water came through the ceiling into the kitchen below. I was just wondering if there was anything i should put on the timbers to prevent them rotting or if they will be ok?
