Don't judge me by these photos. They were done quickly on my phone. But is it possible to draw basic plans yourself to get planning permission then ask an architect to do them more detailed ones for buildings? Don't want to spend £1000 on plans if it could be a waste?

Sorry these are very vague haha but hopefully they make sense :) The garage and conservatory will be removed. We would no longer be overlooking those to the right and back of us. But would be slightly over looking the bungalows to the left but mostly over their rooftops.

Thanks for putting our minds at rest :) There wasn't anything else on the report just that it needs repointing which we know. Could the same movement be causing the cracks around the windows internally? Or just old seals? We are planning on getting all the plaster redone. One thing at a time...

Yes the ground level does alter dramatically and we can't understand why as next doors garden doesn't yet the front and back line up with the pavements outside (we're on a corner plot.) The only way it would all be one level is to build up where the decking is and up to the step that stops half...

Thanks, So where the survey says they may need repair or replacing... really they need installing? Is it more cost effective to wait until we can afford the new windows and get it all done at the same time or is it the longer we wait the more damage and more expensive? There's cracks all along...

So it would be something else causing the crack below? The window does seem to very slightly dip in the centre. From the photos does it look like we haven't got a metal lintel or would you not be able to tell? Sorry. I feel stupid but I haven't got a clue :)

Oh ok, sorry. Where the crack is below the window there's a big radiator on the other side and wallpapered around so it's hard to tell if they are on the inside too. I think there are some but I don't think they follow the same pattern. There's so many hairline cracks in this house we haven't...
