Still makes a noise with boiler off no difference. Having another look now, sounds like lots of water running either through the pipes or under those tiles. Cistern is full and works normally I’m certain it’s not the toilet.

Thanks.. it’s an apartment so if it is anything as bad as that a chance the property management would cover it I’ll let you know..

Thanks I can’t isolate the toilet but will have another look next week my tenant insists it’s not the toilet pan. It doesn’t sound like a leak just running water through a pipe somewhere under that tiling

When this lever (next to the boiler) is open I can hear running water from somewhere under the tiling at the back of the toilet pan. The pan and cistern are working normally and there is no leak. Have to keep it turning the tap off at night as it is annoying and presumably wasting water.. Best...
