What impact does the GPDO ammendment (in reaction to Hilton) have on my side extension?

Councils do take different views on this issue. I have always taken the view that demolished bits should not be taken into account- on that basis you could demolish it and then apply- but the council may not agree with that approach as some will refer to previously demolished elements. I would...

PD side extension and roof enlargement volume

The guidance explains that a particular extension may have to comply with the restrictions in multiple classes. I don't have full details of your situation but in general the roof volume will only need to be considered if it provides habitable space within. Is the roof just a roof space or is...

Is planning permission required for Rendering a brick house?

Rendering the dwelling does need planning permission as this would breach the 'materials of a similar appearance' condition in Class A. If you had just painted that would be PD- under Part 2 Class C. A 5 metre extension needs planning permission or prior approval- the limit for simple PD is 4...

PD side extension and roof enlargement volume

Hi Atul- I have quoted the guidance above. Link here https://www.gov.uk/government/publications/permitted-development-rights-for-householders-technical-guidance That section is at the top of page 9. The side extension roof volume should be included in the calculation if it forms habitable...

    Window

IMHO Council BC on something like this will be a big help, not a hindrance. They will make sure the works (i.e. forming the new opening and lintel installation) are being done correctly from a structural point of view. Which gives you peace of mind that its a decent job which is unlikely to...

Thinking about buying a Grade 2 listed building...would these need consent?

Just be clear- if a building is listed, in general it will be listed in its entirety and all parts of the building will benefit from the same level of protection. The listing summaries just say what was noted at the time, e.g. lots of listing summaries refer to the exterior only, but the...

Minimum space requirements for new flats

I think this one was a tipping point- https://www.theplanner.co.uk/decision/appeal-flats-with-no-windows-allowed-under-permitted-development Appeal: Flats with no windows allowed under permitted development An inspector has approved plans to convert an industrial building in Watford into 15...

Minimum space requirements for new flats

This application was made under Government's permitted development rights which circumvent most planning requirements including space standards. This may change at some point as Gov are reviewing PD rights for residential units after a number of schemes which included horrendous units made it...

Log Cabin as teenager bedroom , planning ?

I'm not clear what the situation here is. As your property is a maisonette rather than a house, any outbuilding for any use would need planning permission. The outbuilding would only be lawful if it has been in situ for 4 years or more- in that case it gains lawful status through the passage of...

50 SqM for combined extensions or loft only?

Ah right- if it's separate from the main roof that seems a bit harsh, I guess its still dependant on whether it forms habitable accommodation? If its just a roof space I think there is a solid case that the volume shouldn't be counted. Might be one of those cases where its simpler to apply for...

50 SqM for combined extensions or loft only?

I think the general view which has been taken is that- if the roof of the extension provides additional living space in the roof, then the volume would be included. If it is just a roof which adjoins the main roof, and does not form habitable space within the roof, then the volume is not taken...

    wrap around permitted development

Is Welsh Pd different to English PD? I only ask because under the English GPDO the extension on picture 2 is not pd as the overall width is more than 50%..

Neighbour consultation scheme - dimensions and completion

Personally, for the sake of 100mm I would keep schtum.. It sounds like the only other alternative if you have started works is to apply for planning permission.

Neighbour consultation scheme - dimensions and completion

Government are consulting on making the rights permanent. Consultation ends 15th January; I imagine legislation to make the rights permanent is likely to be published and come in to force prior to end of May but nothing confirmed as yet. Re measurements and drawings- It is a requirement of the...

Do I need to make a planning application?

This is my last attempt (!). If you demolish the old 3 metre extension, then rebuild that, plus 3 metres, it will considered as a 6m extension. I'm going to have to withdraw from proceedings as I can't make it any clearer :)
