    I used heat on bottom entry immersions - left the lamp on it until the gasket went Bang ! Have to disagree with dilalio re paste - used ptfe on the threads(y)

    I was pondering this and looked @ " farm jacks " on google - maybe a pair if small ones - one on each lifting handle - 2 operators - cheaper than Andy's pro setup . And I've got the same issue outside my front door ;)

    drain is an easy fix - chuck out the metal grid , get a plastic one , lengthen the pipe to discharge below the grid ( above the standing water ) cut the grid to fit round the pipe (y)
