yes the pressure is very even here and its only a small bungalow so its not like the toilets and sinks are going at the same time, local pressures are good even at peak times,

its my moms unit at her house and i dont have internet at home so i can only contact while i am here so i appreciate your tollerance and im not a plumber either but i got a bit of common and used to deal in actuated valves so i understand most of the principals i just never tackled one of these...

i cant get any pressure between full cold or full hot ie if i try to set it at 40 degrees it dribbles but if i turn it either way it comes at a useable pressure. Would it help if i posted a pic of the offending unit ?
