I watched the first radiator heating cycle this evening, boiler hovers 1.2-1.1 bar on readout then peaks at 2bar before settling back to 1.4 when switched out.
No water out from PRV pipe and I didn't hear or see any from the troublesome joint.
Even if things are ok I am not...
ummm… no solution then that isn't just another bodge, infuriating how this stuff gets installed and signed off.

Picasso - it could be possible to reroute, but it will still have to go to the internal stack (drilling to outside non starter - leaseholder) I wondered if I connected them to the waste 40mm apart from each other and leave out the bend?

Hi picasso, no water at present, but water has been leaking small amounts for some time, intermittent, (triggered by boiler cycle?) we've heard it drip thats how we found it.
Almost like it doesn't have enough to 'push' round the trap bend and just weeps over the top? Could that be?

Yes, I would have thought PRV to outside too, however can only think because pavement and shops below? New build issues, general build quality leaves a lot to be desired we are finding!

Copper pipe 22mm (prv?) and (plastic condenser?) come horizontally 4.5mtrs across the main living space from boiler, the plastic one is fitted into a small 33mm plastic u-bend...
