Thanks Wayners. I have a some photos from when the loft was constructed back in 2013/14. I think it was Kingspan that went it and there was at least a 120 mm gap to the OSB from the top of the insulation and there is a definite cold draught in the void which is expected in a cold roof. But I...
Hello All, we had a loft conversion done about 9 years ago. I've recently noticed quite a bit of condensation on the underside of the roof void. The roof is part of a dormer and is a cold roof. It seems to happen only when its very cold. Removing the downlights while leaving all the windows...
Thanks Marty I’ll give that a go. I’ve got to say the Velux weather strip is very flimsy especially the peel off stick on. I might have to reinforce it or use a different product
A bit of an update after the tiles were profiled and the weather strip installed. The leaks on the side where the raised tiles were have now stopped. However there is still dampness on the lower left corner moving to the front. I had a look under the tiles for obvious ingress on the membrane but...
I was meaning to ask how would the flashing be attached to the tile ends. There is no obvious way to keep the flashing in place or should I consider bostik instead
Indeed they have. Although convincing the builder it would drop the tiles was half the battle. Once the tiles were removed you could see where the water was pooling on the membrane and eventually getting in. I’m hoping this will go some way to address the issue or it’ll have to be some inventive...
Thanks Catlad. The builder's made an attempt to trim the tiles. He's not quite done but I reckon with the replaced weatherseal and the reduced up-kick it should hold. He's done a water/spray test and its dry...for now. He said he'll consider the flashing if it continues. I've added a before/after
Hello All, I have builder coming around next week to replace the weatherseal foam and to trim the tiles so that tiles don't stand so proud. The builder has also proposed that he could add lead flashing to the ends of the tiles to create a better barrier. Is this a good idea?
Thanks Catlad, I’m hoping getting the nibs removed from the tiles as advised by datarebal and chibs and replacing the sponge which is now completely comprised will go some way to address the problem. I’ll have a look at the collar. Hopefully it can be retro fitted
Thanks again datarebal. Having spoken with velux regarding the leak it’s their opinion rain is getting under the raised tiles so anything that levels them would certainly help. The weather foam strip is definitely compromised, I’ve attached a photo. Also it seems that it’s come apart and trails...
ideally trimming the tile back would be the way to go but on the LHS there just isn’t enough overlap. Is there anyway we can get the same overlap and trim as the RHS or would that mean a complete overhaul? The RHS sits perfectly
Thanks datarebal. I have attached a photo of the underside of the tile. Would removing the 2 nibs I've highlighted drop the tiles and also a closeup of the tiles in situ that shows the 'gap'? The leak is very likely due to the raised tiles as the foam weather strip was absolutely soaked and was...
