We had new led flashings fitted. We seem to still have leaks coming through around the chimney- the roofer has returned 4 times to try to remediate but it's still leaking somewhere and we're not sure where/what to do. Please see pics. We're also not sure if those wet patches on the...
fair! to re-do the flashings entirely though? 2 other roofers seem to want to rip out and start from scratch (only so they can give a guarantee on it) but surely that's not all necessary?

thank you. that's the plan, I'm just worried that even if we do pay for them to be re-done, it may not actually be the flashings that are causing the leak! we will also get the chimney re-pointed

So he did turn up on time yesterday. Looked in loft and acknowledged the leak, but said he has no idea what causes that. He said could be the breathable membrane lol. He’s gonna look at the roof tomorrow so let’s see.
So in our lease the top floor (us) are responsible for any roof work and the ground floor are responsible for foundations. The costs are supposed to be split between us but this was a nightmare as you can imagine trying to get money from downstairs, and caused a dispute. They did in the end...
Well he's not getting any more money from me that's for sure. But he should make it at least watertight whilst I look into longer-term options. He has agreed to come and look at it, so who knows....
I guess we would try to get him to rectify it for free, we did get a 10 year guarantee. He is coming tomorrow so could ask him to outline what he can do to rectify, though I imagine he'd need to rip at least the chimney lead out and start again which he probs won't do...
