This is is a new house that we have purchased (about 5 years old) it used to go off and all of a sudden has started to behave like this. Where abouts are you based - I am looking for somebody to come and have a look who has a clue.

All of the valves are in the off position and seem to be working. However, could one of the electric switches be telling it to heat even though it isn’t actually doing so?

Use Zinser Peel Stop . Forms a barrier for you to paint on and will stop the adhesive coming through.

I usually use this stuff for everything. If you have it, it acts as a good barrier / primer to paint on
