It has been working since then and the noise too is much less. It was just 2 screws that needed removing for the outer casing - haven't touched anything else though. Could that still disturb the room seal ?

Thanks. Well, it is currently working, but a bit noisy. Of course, I'd get a gas safe engineer to replace it - just trying to find out if it is the Fan and how much time and cost would it involve. I guess about an hour's Labour.

There is a MCD for the whole Bathroom (light and shaver). Yes, they did change the bathroom ceiling light and the pullchord. Maybe, I should check those first. The cables that come out of the wall are quite thick and sturdy Copper Cables and insulated too, so I was surprised that it could be broken.
