    Structural repairs

Sorry I think I posted that badly. The engineers report states the cracks are old and there is no evidence of subsidence, or that the movement is continuin.g The report summarises that the cracks could have arisen over the years from weather, seasonal expansion etc Its also believed...

    Structural repairs

Hi tim00 We had the structural engineer round, and he seems to think a few steel ties either side across the cracks + rebuilding of broken bricks should do. Now just in the process of finding a local builder with decent workmanship (and trustworthy - its taking us a while to find one!)...

    Structural repairs

Thanks Gibart. Coincidentally just had a structural engineer in to spec out the repair works. Any ideas on decent contractors who would work in SW London?

Hi We have just bought a house built in 1910 and one of the builders have told us we have lead pipes. We have had conflicting advice from visiting builders and plumbers. One had said it needs to be repalced, cost about £1k, and another has said we can get the water company to test for...

    New Gas Supply and Meter

Hi We are also having to get a new gas supply in. THe property has existing gas pipes, but when Southern Gas came to do a live or dead check they said the supply was dead. Quote is £400+ if we excavate ourselves or £800+ if they do all the work. We were thinking of excavating...

Design and build contract or appoint my own architect first?

Thanks guys! But why is architect / contractor more expensive then design build? I thought design build would be more expensive since they need to be including lots of contingencies as there are not concrete plans yet?

Design and build contract or appoint my own architect first?

Thanks guys. Problem is kost architects seem to quote £3k - £4k minimum for planning permission + building regs. Is this reasonable? Standard sortnof extension and loft conversion u see in most London properties and very commonmso not sure if should be forking out this much?
