    Yeah JohnD there is a plumbing duct to the corner - plasterboarded in from ceiling to floor. Opened it up today, there's a pvc downpipe of sorts with a rodding eye point. All seems dry and the smell dpesn't appear to be coming from there. Time to lift the carpet me thinks. :(

    cheers masona that's exactly what it looks like. Only thing is, it doesn't go anywhere, just stops still in the middle of the wet area. It probably goes under the fence into my neighbour's also. Planning now to dig soakaway and french drain around the fences leading to the soakaway that way...
