error code 23 is probably caused by blocked rubber return pipe to primary heat exchanger. (4-5 inch pipe to be cut off with hacksaw and refitted using jubilee clips included in kit) symptons : hot/cold water in taps fluctuating before error code appears. Hope this helps - solved mine...
