At a loss - Damp line on outside brick

I wasnt sure if it was caused by a blocked gutter, in the original photo (https://i.ibb.co/K2nj0PS/brickorig.png) you can see a dip above where the water may have possibly overflowed when blocked? Is there anything I can try to try and remove the stain from brick if it is this? Im worried if I...

At a loss - Damp line on outside brick

Just an update to this, had a builder remove a few bricks to inspect cavity and this does appear to be dry as is the fibreglass insulation I'm guessing this means the brick could be stained or could it still be condensation still? Complete mystery to both myself and the builder.

At a loss - Damp line on outside brick

I've had the water turned off for approx 2 months now. Does anyone know if a brick can be stained like this? I know it can get white salt deposits but what about an actual damp stain mark?

At a loss - Damp line on outside brick

Will have to get someone to cut the floorboard I think as Ive lifted the carpet up slightly and it doesnt look like it would come up easily. There doesnt seem to be anything at the top or bottom which is what is confusing me its bone dry at the top, the top line seems to be at floorboard level...

I think the propertly was originally meant to be taller however planning permission was refused and the height was reduced (not sure if this was before it was built as it doesn't state on anything I have) before application was granted after reduction of the height. I think your right about the...

It doesn't seem to show any difference on any of the bricks, the first few bottom bricks show 20% but that is to be expected I'm guessing due to below damp course? The above damp course shows 9% on pretty much all the bricks. I did assume it might take a few months after the initial guttering...

At a loss - Damp line on outside brick

Just an update to this, had a further roofer out today who stripped the tiles off from the roof and it was bone dry (still had cobwebs below felt) wood underneath was also bone dry he replaced the cracked tile but explained this wouldnt be causing the issue due to felt as secondary was dry and...

At a loss - Damp line on outside brick

Not aware of any, I did turn off the main stop cock for a month to see if this was a possble water leak but no improvement. The issue I have is that the property came with no NHBC warranty bar an indemnity so I'm kind of on my own here and trying to keeps the costs to a minimum while getting to...

At a loss - Damp line on outside brick

Thanks this looks like a new cracked tile somehow, it wasnt there when I got the roof fully checked a few months back. Will get this reaplced but I don't think this is the issue as it wasnt there before when I got the roof checked after the issue. I have and couldn't see any water at all...

At a loss - Damp line on outside brick

Thanks for your reply - This is the thing it doesn't seem to get any worse after a downpour nor getting any better. Forgot to mention when the electricican removed the socket it was also full of water between the seal and the socket. Would a roofer need to fully remove the tiles to inspect the...

At a loss - Damp line on outside brick

Just wondering if anyone can give me some advice as I'm at a real loss. I recently purchased a property back in April (new build built back in 2016 but only recently bought by myself) and have been moving in and ordering various furniture. Back in July (when we had a large downpour) I noticed...

Bathroom dimmer switch with extractor fan?

No other switches that I can see, looked in the loft too but nothing has been changed there or floorboards lifted so I'm guessing he has not installed one.. Would a 400W dimmer suffice ? It shouldn't blow the dimmer again? I thought 250w + 9x35 =565w? Thanks
