Rough cost of replacing old rendering

We do have some vents in the room and a dehumidifier running. It was based on the salts that were already coming through and the amount of patches if we didn’t want it coming back. I’ll post up the quote details when I get them this week.

    1920's Pointing material advice

Hi Guys/gals, Just looking for a bit of advice in regards what product to use when patching up some pointing on my 1920's detached property. I've recently had a damp company come out who advised that when I do any work to only use lime mortar. There has been some patches done in the past but...

Rough cost of replacing old rendering

Just an update guys, Had 2 guys come round to take a look at the the rendering which has blown in a few places. I also had a well reviewed damp/water company come who advised (based on humidity/temp and the coldness of the wall) that it was condensation. Kudos to alastair! I don't need an...

Rough cost of replacing old rendering

Roof guys came round and had a look at the lead, it's only holding a really small bit of water behind the stack, the majority drains away as expected. A lot of the holes in the air brick were siliconed up and full of dirt so I've cleaned those out. It looks like we do have cavity wall...

Rough cost of replacing old rendering

Just to give you an idea the pic below shows the build of our flues. The left flue is now a solid thermocrete (concrete) flue that we use and nothing can get through it. The majority of the water when raining is present to the left of the stack. It drips down the wall, there isnt much to the...

Rough cost of replacing old rendering

We plan on replacing the plaster on that wall but wanted to make sure we had fixed the issue first so i’ll make sure we put one in when we do. If it was an airflow issue would the issue not be present where the stack is as well and not to the side of it?

Rough cost of replacing old rendering

Thanks for the advice regarding the lead, its pretty difficult to get onto the roof with the ladders I have so I might get someone round to take a look at the back guttering. I’m not sure of the full ins and outs of the roof but if it wasn’t draining would I not be able to see water running...

Rough cost of replacing old rendering

There is a flue for the bedroom, we’ve only been in the house 2 years, but pretty much sure its been blocked up for quite some time we just have a rain proof cap on the pot. The other flu we recently had lined with thermocrete.

Rough cost of replacing old rendering

I did think about condensation but the issue only arises during decent rainfall. I did originally go in the loft and found condensation but thats because I used kingspan boards in the loft so got rid of those a few weeks ago and I’ve started to reinsulate with sheep wool insulation. So I was...

Rough cost of replacing old rendering

Its to the right of where the drips are appearing on the wall, bang in the middle of our bedroom wall. We’ve got a cap on the chimney that allows air flow but stops rain getting in. I’ve added a few photos of the roughcast on the surface it looks ok no real cracks, unless it can hold water in...

Rough cost of replacing old rendering

Hi, Sorry for the delay, due to the colour if the paint it’s quite difficult to see properly on the pictures. The water marks run to the left side of the chimney breast and then you can see the shine of the water along the top of th wall when it rains and then the rest of the wall just had...

Rough cost of replacing old rendering

Hi Guys, We've had issues with penetrating damp for a while (Roof replaced, guttering, chimney pointing/lined to try and fix it). Basically there are water streaks running from the top of one wall in the bedroom. I've had advice from the roof guys who came back to check the roof (which they...

Dripping damp and stains on chimney breast.

I've been trying to find the cause of the issue for quite some time, it's been an on going problem since we bought the house, and what looks like before we bought the house. I initially had all the guttering/fascias replaced, based on advice from 3 different companies to fix the issue. Still...

Dripping damp and stains on chimney breast.

Thanks a lot for the advice, I never thought it could be soot as it seemed quite high above the chimney. We've had a smoke test done and there a definite cracks between both flues so it failed the test. We don't have a working fire at the moment but we are getting a new thermocrete flue next...

Dripping damp and stains on chimney breast.

So after they left I decided to take another look, I went up and got my hand in behind the chimney best probably about tile up from the chimney itself and could see droplets under the felt. I reached in and it was sodden with black sludge. I've messaged back with pictures asking if this is normal.

Dripping damp and stains on chimney breast.

The roof company came round and removed the tiling. They’ve check the lead and back guttering which is completley dry as is the felt. He took some pictures which were showing some decent breaks in the chimney pointing. He said he was just surprised that it would produce so much leakage on the...

Dripping damp and stains on chimney breast.

Hi Guys, A quick update. As the rain has been torrential for a few hours I went up into the loft and found the route cause of the issue. As the pics show there is a significant amount of water coming in from around the chimney breast onto a joist which runs across the chimney breast, this is...

Thanks for the advice, i’ll pop up some new photos of the outside when the weathers dried up a bit. I’ll try use a selfie stick... I attempted to reach down and take some pictures but couldn’t take see anything. The gas fire is capped and will be removed shortly, both flues were swept just...

Dripping damp and stains on chimney breast.

Flashing has been done twice, the roofers re-did it as they we're not impressed with the quality of the leading that the guttering guys previously installed for us. I'm unsure on the apron the company who did the roof did do a full inspection of the chimney at the time and only came back with...

Dripping damp and stains on chimney breast.

I popped up a few days ago when it was pelting it down, but it was dry as a bone, I moved the insulation and boarding insulation just to double check but its a fully new sealed roof and the problem was present before the roof got done a bout 4 months ago. It's a an old house, and in the loft...
