    I don’t think it’s common, and it should turn with ease. Cover (plastic) looks on properly, you could try gently tapping or even applying a little pressure where it says mode and turn it

    I nearly asked about this and was probably my next suggestion. Is the original setup the fan comes on with the light and you want them separate?

    Ah, that does look more like a crack. Oxidisation/Verdigris is green and usually surface, but can be internal. Dezincification is where the zinc is removed/leached out.

    I can’t see any cracks. Looks a little like oxidisation as opposed to dezincification. It’s plausible that’s where they could be leaking, but don’t think they need replacing.

    Contact toiletspares.co.uk - very helpful. Looks like this valve : https://www.toiletspares.co.uk/flomas-side-entry-inlet-valve.html, but can’t see any washers available. A new valve would mean whole assembly, if it’s the one linked you could swap out if now washers available

    That’s fine, likely on the sockets ring main or on a plug top. Maybe consider my other suggestion?

    Would it be worth taking light fittings down, 1 at a time, eg ceiling rose and checking for moisture/ingress? Edit:I’ve just gone back over you’re photos and I don’t see any form of heating listed on your consumer unit (fuse box) - could it be linked to this wrongly?
