It is possible that a small leak on the boiler, running down hot pipe is evaporating & then condensing on the cold spots so you could dry up everything, leave door open & heating off...

    Was the system dirty? If so the maybe muck in pump impellor causing poor flow. Are your pumps set up correctly? Is flow & return at the boiler very hot when it overheats, are they much the same temperature, is pump still running or has it stopped?

    It sounds less likely that it is your boiler as it has been checked during the period that this has been happening so that is good. Have you had a look outside, water running down wall from guttering, downpipe, overflow etc. then try to get a look in cupboard in flat above.

    First, has she got a Co detector? Quite possibly a leak from above but gas boiler surrounded by condensation is a bit disturbing. On the flue outlet above boiler has the little plastic cap been replaced after the last service or is it open?

    I have only dealt with 3 failed hoses. All of them after midnight, one of them I had to get the woman to come & pick me up cos of the drink. They don't just drip when they fail they are just open ended 15mm pipes.

    The tap connector has a little spigot inside which retains & supports the washer. This spigot will be too big to go inside the male elbow therefore the washer is not compressed between the mating faces. Therefore no seal. Are you sure that your shower valve does not have built in check valves...

    Your pump is running, the boiler is firing, you have heat at the diverter valve and can send it to cylinder. If you switch valve to heating does the heat start to flow down the heating pipe? If not have you turned all your radiator valves off?

    Put your pump on 3 Did you Turn cyl stat down, valve moves to H and heating pipe should now be getting hot? If not, remove head from valve and turn the spindle manually. You should be able to divert the heat to water or to rads.

    Again crossed posts, I am beginning to doubt that your pump is running. If it has a big screw in the centre removing this, there will be a bit of water so have a rag handy, you can put a screwdriver on the end of the spindle and feel if it is spinning or help it to start

    Spindle only turns 90 degrees so not possible and head only fits in one position. Turn cyl stat down, valve moves to H and heating pipe should now be getting hot? If not, remove head from valve and turn the spindle manually. You should be able to divert the heat to water or to rads.

    Mine and yours were posted at the same time. Your boiler is firing then, any heat at pipes by diverter valve? Any heat at pipes by boiler? Diverter is behaving as it should isn't it?
