    I can't find the correct seal as the one that comes up from the oven number is a 4 sided 90 degree corner instead of rounded. Here are photos of my oven and number.

    Ok, the gutter was fixed during the dry summer period. It now doesn't leak. have had the bedroom window slightly open as much as possible and yet the paper still feels damp to the tough. Riddle me that one!

    Its not the bricks as it's never been a problem in the 27 years living here with different paints over the years. Its a working stove fireplace as dry as a bone. The outside brick work the same. Gone over it with large paint brush and not showing.

    No because it is dry as a bone, especially as there is a wood burning stove in the fireplace. Perhaps use a paint brush ?

    I have been painting with a simple foam roller and Lick paint. All around the rest of the room is fine but this chimney breast is proving to be a pig. I have plenty of paint on the roller, evenly spread. Evenly applying pressure with long strokes but again and again when it dries it shows these...

    Does anyone know how to get a can working that will not spray. It is still half full and I have cleared the nozzle and put a pin in the centre and stuck a wire into the can's internal components to no avail ?

    It's intermettent. Since my last post the smell stopped. I thought great, it must have been temporary. And now it's back since the weather has hot ted up. Doesn't make sense. Still haven't got round to lifting the drain cover as so many other jobs.

    I took this when we had a, downpour last week. As you can see it is leaking dead on the corner of the brick holding the cast iron gutter. That might be part of the problem. I could point it myself with my 3 rung ladder but am terrified of working at that height.

    Yes I'll do that thanks. I had an issue about 20 years ago with the drains blocking and borrowed some drain rods. If it looks blocked i'll invest in some. Wouldn't do any harm to own a set.

    I could check the kitchen sink trap but the smell def comes from outside in the drain area too when upstairs bathroom water drained.

    On closer inspection there is a hairline crack and a root going into it from the climbing Hydrangea. Here is also an image of the pipe in context to the surroundings. As you can see space is tight.

    I'm not questioning as I haven't investigated further yet, I just asking about the vent. I'm just hoping it's a cracked mortar issue.

    The only way to ventilate the room is have the bedroom window slightly open which would bring a draught downstairs, especially when the log burner is going.

    No because it's too high up for me but water comes down the drain pipe normal enough.

    The downpipe is a replacement of the old rusted cast iron. It was the same bore diameter.

    There is some dripping coming from the end of the cast iron gutter in wet weather but I just can't repair it (and been told by professionals that they need replacing with plastic (which I don't really want) as can't be repaired) I have Stormdried up to just above the windowsill but on a ladder...
