    That brickwork above the large window is in a poor state, water will be coming in and landing on the window head internally, the brickwork all needs rebuilding from the arch to under the cill above, with a cavity tray above the arch, the rest of the brickwork could do with a repoint at the same...

    No need, just scrape floor and put insulation down, your floor will not be level anyway due to the camber in the beams.
