    300va wiring PLEASE HELP!!!!

If it's in contact with thermal insulation then it is under rated for the current it will be carrying and is a fire risk.

How is the cable installed? e.g. clipped to wooden beams, or buried in plaster?

    300va wiring PLEASE HELP!!!!

So long as the cable goes nowhere near thermal insulation, it isn't a fire risk (limit is 27A, they will be taking 25A). The lights will be dimmer than they should be, as they are not getting 12V, more like 10.6V. This doesn't comply to BS7671, but isn't a safety issue. Is there no way to...

    300va wiring PLEASE HELP!!!!

By my calculations, you'd need it to be run in 10mm to get the volt drop under 3%! Transformers remote from high power 12V lighting isn't a good design.

Sounds like volt drop will be an issue.

Could you clarify a few things: What voltage is the transformer outputting? 12V? Is there only one light fitting connected to the transformer or several? What is the rating of the lamp? 300W?

Exactly. Does it possibly explain the bizarre status of a kitchen as a "special location"? Or does it post date that decision too?

rewiring no regulation compliance cert. needed?

I think you've got two options: 1. 'fess up to the buyers. They might not care. They might accept a periodic inspection report. They might be willing to let it go in return for a reduced price. 2. Ask the council for a regularisation certificate. This will take a bit of time and it...

rewiring no regulation compliance cert. needed?

If you're going that route you need to notify before you start the work. If you are a member of a self certification scheme you still need to notify within 30 days of completion (I think). It's too late for either option. The only way to make it legit now is to apply for regularisation...

rewiring no regulation compliance cert. needed?

There have been some fines around the £2000 mark for dangerous work, which also happened to be not notified.

rewiring no regulation compliance cert. needed?

We'd be very interested to see how this pans out. So far there has been very little done about people failing to notify, so long as the work was safe.

    Afraid so - January 2005.

rewiring no regulation compliance cert. needed?

They are talking about "part p" of the building regulations. This only came into effect in 2005. Just tell them the work was carried out before then. Keep this in mind for any future work though.

    energy saving light bulbs

Quartz halogen aren't considered energy efficient by the law makers in europe. A lot of retailers are pushing halogen as a solution for dimmable energy saving, but they aren't nearly efficient enough for Part L compliance.
