That pretty much describes our house except that we have uninsulated cavity walls so I guess the heat loss would be similar. Would you know or can you tell me how to find out the figures for modulation for a 30KW Ideal boiler.

Not a heating engineer but. Ours failed again within 12 months after just replacing the seals. I would suggest getting it done now and replace the whole valve if you have someone booked. Ours is an Ideal so not sure if they are the same as yours as far as the diverter is concerned.

You dont need to appeal to their better nature. They are responsible for blockages in a shared service.

Can only guess from the area you have cleared but I would think it was part of an original arch that was left in place when the opening was bricked up. I would want a lintel installing.
