Any idea on chimney repoint cost (scaffold sorted already)

No £700 one stack and £400 the other. Just repointing and raking out.

Any idea on chimney repoint cost (scaffold sorted already)

I get that but can people not just say how much if the top needs to come off one of them and be redone ? £2k per chimney from a Londoner. So much less for Yorkshire. I personally think £400 and £700 is a fair price for the two.

Any idea on chimney repoint cost (scaffold sorted already)

Ok, but you are in London. This is Yorkshire, so I imagine it will be half that for up here. So £1k each. I have roughly measured the area on each chimney for pointing though. I get 4 sqm and 9 sqm. So if it was per sqm at £50 it would be £200 and £450. I can see that those costs are too...

Any idea on chimney repoint cost (scaffold sorted already)

It's tall but the scaffolding will all be up. You must be old then, but there will be lots of younger teams happy to do it. So any idea on cost for these chimneys if on a normal semi ? I just need to get an idea on prices so the management company can't rip us off.

Any idea on chimney repoint cost (scaffold sorted already)

We have sorted scaffolding on an older block of flats to redo the gutter and facias. We also want 2 chimney stacks repointing. One also needs the chimney tops taking off and replacing with breathing cowls. Any idea on the cost ? These are the details: !870 building in Yorkshire Stack one...

Where does the leak come from?

I know the far end of the flashing there is a section of pointing broken off. I also got this photo. It’s my neighbours end though. I will need to ask him if he has an issue

Where does the leak come from?

I did this today as didn’t have any slates. I will see if the issue dries out. I suppose if not it may be the flaunching. Will need to speak to the neighbours

Where does the leak come from?

Where my tape measure is corresponds to the leak inside. I have a pic of the recent insulation install and you can see the leak in the top left by the purlin beam. The lead work was new 10 yrs ago and no problems until this summer. Only had time to get up and look recently.

Where does the leak come from?

I have a chimney breast which is damp inside in the top bedroom. It’s on the party wall and in the middle of the chimney breast. I went out of the roof window and the lead apron and flashing are all good (all new install about 10 yrs ago for leadwork). In line with the leak at the top of the...

Fibre glass roof overflowing next to outlet

Ok I thought I might use a machine triangle piece of length that you can get in the timber merchant. Prob only need 30cm worth, but that 20x20mm size will be enough to divert the water away from the edge and into the outlet. Glue it down to the fibre glass with stixall then cover it in bandage...

Fibre glass roof overflowing next to outlet

The lead roof had no upstand, so we just copied what was there. The water is not coming over the edge anywhere else. It's just that the outlet is raised up a little so pushed the water to the side and then off the edge of the roof. I just thought a bit of lead would hold the water back around...

Fibre glass roof overflowing next to outlet

I have an outlet on a bay flat roof in the rear left side. Water flows towards the wall of the house and then down to this outlet. However, some water spills around the front side of the outlet and runs of the roof edge, causing dripping. The front edge is flat, with no raised profile. Is...

New diverter valve. Boiler over heating

This all happened on Friday night after DV replaced. Heating was working but when I went to bed the boiler was off showing an F20 code I think (over heating). Wife had run the bath and it was Luke warm. So looks like end of evening the HW caused the boiler to stop. Then it gave out F75 code...

New diverter valve. Boiler over heating

I see, yes all these things get done on the service. But the burner doesn't come off every year as I don't have it done every year. I think its been off 4 times in the 16 years and it is always pretty clean inside.

New diverter valve. Boiler over heating

Update: I have got it working. I took out the water HE and used the brick acid to clean it out. Did 2 x 20mins standing then a flush out. When I started it up again the boiler came on, but only for a minute (heating only). There were a few loud noises, groaning as if something was blocked...
