    PLI is good good starting point but you would need to carry out a risk assessment on the accommodation to identify and mitigate any pre-existing hazards as insurance would likely not cover any claims relating to those.

    I have some seriously large laurel, fir and rhododendron bushes and hedges and use a similar tool to yours, but never had much luck with the hedge trimmer attachment. I just use the chainsaw attachment for everything.

    If you have visible water vapour swirling around the bottom of the boiler then it could be a leak from one of the water pipe connections.

    You would need to hire a qualified surveyor to decide what the problem is and who is responsible for fixing it. You would need the owners agreement for this and if unreasonably withheld then mediation maybe might be the next move.

    It's usually fitted to the screen on the other side (the wet side) to that shown in your photo and is a 'C' shaped translucent vertical nylon strip that sits between the fixed and moving parts of the screen. I haven't actually seen a seal a seal fitted where you you indicate in your photo.

    Best way is to use a vernier calliper to measure the dimensions of the old cartridge and compare that to the detailed dimensional sketches on cartridge manufacturers/sellers websites although getting a combination of the right number of splines and correct dimensions may not be possible.

    Responsibility for a boundary doesn't mean responsible for a fence that is erected on it. Generally a fence belongs to the person who paid for it but that doesn't impose any obligation on them to maintain it unless there is a specific covenant to that effect in the title.
