So you mean both the red and the black go to the outside light. So there should be another cable to the light as well is that correct. Also is it just a normal light fitting or is it a PIR controlled one
You said it could all be done during the purchase. The land registry would need exact boundries on a plan in order to divide the propery into two. That is why I said there would be more than one set of legal fees.
The third pic looks like Allen screws. D you have a set of keys. Give them a good squirt of WD40 and allow to soak for a few hours before trying to undo them so that you don't damage the head...
I can't tell which it is, paint or render too thick for one too thin for the other but if it is render I would think it is coming off because of a poor scratch coat. Which ever it is it will just get worse if water gets behind it and freezes

Not an expert but I would think it would be cheaper to relpace the internals yourself but easier to buy a new one. Althought a new one will probaly have the latest software already installed.
