I fitted the Spirivent MB3 and it's a very solid piece of kit. I cleaned out the system and fitted it. After 6 months it trapped some rust. In 6 months time will check again.

I replaced with a Heatmiser. It optimises when heating comes on for a programmed temperature twice a day.

3 is fast, 1 is slow. A fast pump can draw air in to the system. For a flat I would have thought 3 would be OTT, try 2.

Sounds like a bearing, I take it the pump is pumping around the system? In which case it might continue working for months to come (noisily!)

I discovered mould in the F&E tank. Armed with gloves and a face mask (the mould smells quite bad) I bailed out and mopped up the crud. Wiped the inside of the tank with neat bleach, dried up the bleach before adding a 500ml bottle of Fernox AF10 and 500ml of Fernox MB1 then topped up...

I'll elaborate... I see ducting come to the kitchen where the blue mains pipe connects to a stopcock. I want to work out if a mouse can scamper from one end to the other via duct... as I've found mouse poo behind the kitchen kickboards!

For a house built in 1997 will the water mains have ducting from the water meter (front) all they way under concrete slab base to the rear where the mains comes to the stopcock? Thanks!

With CH & HW on move the manual override on the actuator to the mid position, does the boiler start up? Not sure if this actuator can be removed from the valve without a drain down. Search make and model and find out. Does pump run ok?

Same set up as me. Is it gurgling when heating hot water only? Is it a gugling or kettling sound?

This refers to vented Y-plan system. Potterton Suprima 30 is the boiler: boiler stat is set to 1/3rd on dial. I am getting nice hot water out of my taps. The HWC thermostat is a Potterton PTT2 and is set at 60 degrees and when heating has been on for a short period I can hear kettling...

As for the air, I know.

My local plumber concurs with above statement, must be true if at least two plumbers agree!
