    Frame sealant turning to milk!

Are you sure the milk is sealant, might it be paint thats being washed by the rain, get in the back and the sealant is acting like a dam, all be it one that breaks? I'd check for any possible areas above that might be allowing water ingress. Once happy that theres no problem try Sika EBT sealant.

    Running cable between floors

Have a look for a riser area. Although you need to be 50mm away from 230v stuff that rules is void if you have a barrier (like containing the data cable in mini trunking or ega tube). The riser area might be different for water, waste and 230v feeds- the common pint is that trades have managed...

Surface socket box for square conduit/trunking.

Nothing a hole cutter won't sort (when you want round bush) even on a brittle b/bock (just go gently). Boxes for mt1 and mt2 trunking have the rectangle knockouts that then allow the adapter to clip in. The trunking sits inside the adapter. The boxes are standardised, since there isnt a size...

    Flat Intercom myth?

Why are you being billed for a common service? Do you not pay a yearly fee to cover common areas, would that fee not include service costs / maintenance?

Getting one PIR light to trigger another

As mentioned the only way to work this is to run a cable from one of the pir units to the next light fitting. The PIR unit in that fitting becomes redundant. Best situation would be a stand alone PIR central to the light fittings, and a feed from there to each light bypassing the intergrated...

Cat 5 cable - finding the correct end!

Ive had a set of trusty modtaps for 20+ years, great for patch board to socket (simple) testing all pins. A telecoms oscillator and amp are useful for things data. Terminate a pair of wire say b/white to a socket module, and you then end up with something the sender unit can pulse down. The...

Cat 5 cable - finding the correct end!

Say you have four cables, at the open end twist pair one on cable one, twist pair two on the second, pair 3 on the thrid and pair four on the fourth. Either a continuity function on a meter, a adapted touch with two wires poking out or even a old door bell. Go to the plug ends, then touch the...

    Spalled Bricks?

Its a crying shame you didn't choose a artesian to blend in the bays via reclamed bricks. When you mention values, in my area a rendered or painted (orginally nice stocks, or reds property) sells for 5% less. I'd find agood one man brickie, get the bays back, sort the side wall and render...

    New lining paper shows imperfections.

I wouldn't sponge filler. Go proud with the filler, it dries quite soft and making a block for the sand papering will remove filler surplus quite quickly.

    New lining paper shows imperfections.

Correct prep on the bare wall would have have been better. You can use fine surface filler on top of the lining paper, i would suggest you invest in a french filling knife set (which allows more control). So fill indents, sand back, fill again, sand back, prime the filler and then overcoat the...

    New like old Pine Floorboards

Used to keep used tea bags for exactly that reason on pre 1920's refurbs where the odd board will split when needing pumbing and electrics sub fllor access. Great thing about tea is the ability to layer until colour matched.

Painting / oiling flashing with paint splashes

Try a water based paint stripping product, brush on, cover with cling film and the next day it should just wipe off. If your using patination oil it would be best to wash the lead with soap and a light buff with either very fine wire wool or a 3m 120g scouring type pad. I have quite a lot of lead
