    You lost me right at the start. What was the problem with going down the Prior Approval/Neighbour Consultation option? In case it's not clear from the above, note that you cannot use Prior Approval to extend an already existing extension (although Council's sometimes seem to be unaware of this).

    One option is to just crack on and not worry about your LPA's misunderstanding of the rules. Another option is an LDC which will, presumably, be refused, and then will need to be appealed to the Planning Inspectorate.

    It was a 'change of use', so even if compliant, the standard for compliance may have been lower. Either way, the only sure way of knowing what was actually done is to take a look.

    Is it in England or Wales? Is it a listed building? Is it in a conservation area? If so, is there an Article 4 direction attached to that CA? Are there any conditions attached to any implemented planning permissions? Are there any covenants mentioned in the deeds?

    Gosh, they do things a bit different in Derbyshire. Down here, you'd just get a stock answer inviting you to fork out £500 for some pretty pre-application advice.
