    Old house - undersized joists

It may be cheap to do that but it's an awful lot of effort unless you can enlist help. There is always the worry of it going wrong too! Wouldn't a wood based solution be easier given you have a decent void space? Perhaps a few I beams say?

Building next to a single skin wall

Regarding the existing foundations, is it possible in practice to remove them and then dig down further or is it somewhat tricky removing a foundation below ground level and might it potentially disturb the trench too much???

    Building a porch?

I was thinking about a square bay on the extension downstairs window just to break up the flatness of that side, which you won't see on a 1930's house. I know bay windows are bloody expensive though. But then Tony's porch (as we shall call it now) would work better then in my opinion at least...

    Old house - undersized joists

I am bedevilled by the same issues only mine is springy too. In my case one builder has said it is settlement to the dwarf walls where as another has said it is rot in the joists where they are in the wall. Perhaos they are both right! Just thinking that if you sister and use noggins it might...

Help save my new ceiling from a leak

I think there is a product you can apply to deal with the water staining once it is dry. Worth googling if you have discoloration.

    Please estimate my extension costs

This type of extension tends to be a lot more because your existing kitchen floor may have to be dug out, you might have to move your services to outside and the water supply pipe might need changing. Also you will need a new ceiling in the kitchen. Plus the steel will have to sit on a column or...

    Building a porch?

The only thing is about Tony's is normally the canopy goes over a single bay and is a sort of belt and braces solution to the flat bay roof. I was just thinking it could possibly make the front room a bit dark. Plus the rainwater pipe to consider. Ian have you considered building a single bay...

    Party wall issue?

Perhaps what the builder really meant was that he didn't have a clear idea about what to do at that junction. Maybe the roofing experts will have an answer for it.

    Party wall issue?

Well the only way a repair to a gutter can cause damp is if the repair is defective! It sounds a very odd excuse to me. Remember it is they who would have to prove damage occured and if they are absent how can they do that??? If you write to them saying you are effecting this repair that will...

    Building a porch?

    Yes - flat canopy.

    Building a porch?

Excellent Tony. The only thing about the pillars is they will be right infront of the bay but it is a nice solution. It was also considerate of you to remove the rainwater pipe! Ofcouse it is all down to personal taste. I really like that existing opening and glass. I would be tempted to put an...

    Party wall issue?

Sorry but I don't agree with any of the advice oldbutnotdated is giving. The point is you say the coal shed wall is on your property but now they have built on it and you haven't objected the legal situation is muddied. Or some of the coal shed wall may be over the boundary making it a party...

Neighbour disputes rendering to extension wall.

You are probably legally within your rights not to do this work but then presumably it will just make relations worse. There is also the Party Wall issue to consider in that what if they complain in future the render has damaged the wall? It is a tricky one. The best outcome I think is if you...

    Reinstating Original Building

It is definitely worth having a good go at this because they it makes life a lot easier for them if your site is brownfield rather than greenfield. I don't believe you would have to reinstate the building but it helps a lot if you can come up with something that relates to it in some way and...

Starting my Build without Condition Approval - Risk?

I think they fly along 'highways' based on tree positions, so it may be related to that.

Need to add airbrick channel under solid concrete extension - HELP!!!

Perhaps you could check the moisture levels of the joists with a meter??? Or do some sort of basic air test on the flow, like blocking with clingfilm and blowing air through. It might well be fine after all. Btw you can't vent under joist air into a living space because of radon gas build up.

    Building a porch?

Wow - looks interesting! The thing I am thinking is stylistically the gable porch is more of a victorian feature and not found on inter-war housing. That is not to say it is wrong in any way though. A lot depends on your plans for the building as a whole and if it is with an eye to selling at...

Using sectional concrete garage in foundations or slab?

You aren't supposed to burn any treated wood btw, it is pretty toxic. It is something to bear in mind re neighbours.

    Building a porch?

I think the issue you might have is will the height of the gable be proportionate to your roof height???

    Building a porch?

Ian are you quite sure a 3m wide by 1m depth is in proportion??? 1m sounds a bit skinny to me for such a wide porch. Also is it in keeping with your roof? The thing with symmetry is it is a neo classical element. It is all well and good on a bath terrace but in more modern buildings can look...
