    Planning thoughts

Typically, the principal elevation is the one facing the road. There are exceptions but in these instances, if you stand outside and look at your house, it's usually pretty obvious.

    Beam simply sitting on padstone!!!

Knowing if and when a beam should be tied down to a padstone is a prerequisite of neither an architect nor a builder.

Help! - Prior Approval - 8m - Larger Home Extension Scheme

This is from page 18 of the Technical Guidance (https://assets.publishing.service.gov.uk/government/uploads/system/uploads/attachment_data/file/830643/190910_Tech_Guide_for_publishing.pdf). I appreciate the Technical Guidance is 'guidance', not 'law'; nevertheless, the guidance is used by...

Time to phone your friendly local planning lawyer.

Prior Approval Application 6 Metre ground floor extension Rejected due to neighbour's light concern

If you can, go and talk to your neighbour about their concerns. If their concerns are valid (seems unlikely), then modify/splay the design such that it won't impact on the neighbour's light. This has a better chance of success than the PP route.

    Question on pre-commencement conditions

No. Really? On what date does the permission expire (it's the date 3 years from the date of the Planning Inspectors)

    Question on pre-commencement conditions

It means the work can go ahead subject to the discharge of the pre-commencement conditions. No work (that is demonstrably related to this permission - and is not ordinary enabling work) can begin until those conditions are discharged to the satisfaction of the LPA. Crucially, a 'material start'...
