Advice: Approach with Neighbours re: Tree

Very good shout. It's a standard semi-detached in west-mids city, I doubt it. We will simply be pruning anyway

Advice: Approach with Neighbours re: Tree

Yeah, I think cutting it down is extreme - we will just keep ontop of pruning it regularly I guess. Thank you

Advice: Approach with Neighbours re: Tree

Hi all, Hoping to get some advice please - We're finishing up an extension on our house and are about to tackle cleaning up the garden. Our neighbours have a large oak tree at the edge of our property, and a significant portion of it overhangs our garden. We're wondering about the best way to...

Nightmare Window Leak - No Mortar on Lintel, What Now?

I think given the discussions as you have all stated - and given that I just realised the glaring exposed hole: 1) This hole is the most likely culprit, and it has exposed the weaknesses of the window installation a) lack of weepholes b) possible installation issues re: sealent (less likely)...

Nightmare Window Leak - No Mortar on Lintel, What Now?

Edit: unsure tbh I think as you suggested a hose test will give a good indication of next steps.

Nightmare Window Leak - No Mortar on Lintel, What Now?

I don't have a full photo of the outside but this is the image I took on the same night. Note: it could even be from the huge extractor fan hole , but there were no signs of it coming from there tbh

Nightmare Window Leak - No Mortar on Lintel, What Now?

Note: Guttering is on that side of the wall, and as we have a cold roof it has an air gap around the perimeter of the wall. BUT I don't think that's the issue, 1) The perforated fascia is downward facing 2) a larger area of the wall would have been wet. I also don't think mortar on the lintel...

Nightmare Window Leak - No Mortar on Lintel, What Now?

Thanks for the responses all, yes this was a retro fit for the window, so it seems that they simply chased the plate in. There's no window above, as it's a one storey rear extension. This only happened during the torrential rain, but it's still very concerning would rather resolve now before...

Nightmare Window Leak - No Mortar on Lintel, What Now?

Hi everyone, I'm at my wit's end with builders and contractors. We recently had a window installed, but it's leaking badly during heavy rain. The window itself seems fine, but I believe the issue lies with the lintel installation. The builders created the opening and put in a lintel, but it...

    Debris in Cavity Wall... Suggestions

No I was pointing out the 75mm recess of the windows. However, I assume many of those are using Full rockwool Insulation within the cavity. I am using PIR boards and maintaining a 50mm air grap throughout. The windows have been sealed all round with waterproof sealant, so it should be fine...

    Debris in Cavity Wall... Suggestions

    Hi guys, I have had a window retrofitted for a bathroom. Whilst the window is great, I'm concerned about the debris in the cavity wall, it literally is from bottom to top of the exposed cavity... I'm assuming anyway. Do you have any suggestions as to how one can remove it?! See pics attached;

Pooling water on felt cold-roof with insufficient slope - Help!

Thanks, I have had two roofers here who confirm there is a slope up to particular point then it simply becomes flat/level. I will leave it for now, sort it structurally when it comes to re-felting. Thanks for all your input.

Pooling water on felt cold-roof with insufficient slope - Help!

Thanks for the input all. I appreciate it. Although it is worth mention, in the original post, the roof with no water is when the roof was newly finished. The roof with the standing water is a year or so after installation. The standing water has progressively increased I feel, but I will keep...

Pooling water on felt cold-roof with insufficient slope - Help!

Thanks for the replies @freddiemercurystwin and @Deluks ! To clarify, when I said "channel," I didn't mean a separate drainage system. I was thinking would creating a slight dip or groove, by cutting the plywood down a level or so, near the edge of the roof, then layering felt over it to create...

Pooling water on felt cold-roof with insufficient slope - Help!

Thanks for the feedback @freddiemercurystwin. Are the laps actually going to right way though, this is the final position of the roof in the image below for clarification. So you wouldn't be concerned re: the standing water, particularly given the amount of pooling that's there? I just don't...

Pooling water on felt cold-roof with insufficient slope - Help!

I agree with you to an extent about flat roofs in general, but this looks like 'significant' pooling to me though, and it looks as though the weight has slowly began to cause the roof to sink overtime. The roof is approx a year old. Here is an image of the roof on application of the first layer...
