    Privacy rights?

Woody is right - in planning there is an assumption that in residential areas there will inevitably be some over-looking. The topology of your area makes it more so. Depending on how much you want to upset him, you can:- 1) Invite him to speak to the council enforcement team if he believes...

Leveling a floor after the builder cocked it up?

The small lump is SLC (I believe). The SLC covers some of the floor boards to a width of around 10 cm.

Leveling a floor after the builder cocked it up?

Thanks - The extension is 3m off the wall along the back of the house. The back room is around 4.4m wide and is now around 5.8m long. So the space is quite large with around 50% of the floor concrete. The room also has a connecting small passage (80cm long) into the front room. I had not...

Are gutters and copping stones part of your boundary line

I have seen gutters on a garage protrude over a boundary onto council space (ie pedestrian pavement). When I asked the council have the owner remove the gutters because I they were tresspassing the council confirmed that a flying encroachment (I think that is what they called it) was permitted.

Leveling a floor after the builder cocked it up?

We had an extension built a few years ago - this resulted in the concrete floor of the extension abutting the existing wooden suspended floor in two rooms. The kitchen floor works perfectly - but the back room was/is a problem. I recall the activity at the time when they built the back room...

Semi House Party Wall - Loft conversion

I agree that disputes will arise and the PW surveyors may or may not be helpful. The hurt neighbour may need to resort to the courts even with a PWA. However, given that your scenario is "a dispute has arisen" - it is much better to deal with that dispute starting from the PW agreement and the...

    New Plot(s) for sale.

Could be the land banking parceling scam. The key is "CAN get basic planing permission". Until the planning permission is granted it is agricultural land and worth around £10K an acre.

Semi House Party Wall - Loft conversion

You only need the county courts to stop the works if you have sent the initial PWA letter. This process is not complex or particularly costly. Under the PWA you have a surveyor that will agree the terms upon which the works may proceed and will review the method statement for the works. These...

Semi House Party Wall - Loft conversion

Check out the Party Wall Act advice and explanatory booklet at this address https://www.gov.uk/guidance/party-wall-etc-act-1996-guidance I tend to advise residents in my area that ask me about this problem to either:- a) Use the draft letter in the explanatory booklet to serve notice on their...

2 Storey Side Extension with Lift!

Hi Chris0655 Thanks for the explanation. You said "the facing wall of the extension should be 1.5m back from the existing building’s main wall" - it is true that the side extension must be subordinated at the front - but this can be 1 brick (10cm). the balcony whilst interesting is too messy...

    Electrics in Kitchen Extension

It may be the use of the word "socket" is a mistake? - Fused spurs for dishwasher, washer etc above the work surface is very common and makes for very easy isolation/fuse changing. No idea if it is a wiring reg or not?

2 Storey Side Extension with Lift!

Interesting project - I do have a question - more out of curiosity Why are you pitching the roof over the garage at the 1st floor? it is this that messes up the picture window You could simply extend the profile of the 2nd storey out over the garage and keep the roof over the entrance area...

    Replacing a porch

There are rules on size and character - but if this is a like-for-like replacement of an established porch then there can be no problem.

    Access over pathway.

There are quite a few of these private accesses around my way. So this access is for a private land-only (not public) and appears to have been unused for many years. On the basis that you are sure that you "do own the land" that appears to have a lapsed private right of way then you could...

    Advice on next doors Dormer.

It is no different to constructing an extension/dormer that blocks the signal to a satellite dish on a neighbours wall. It is up to to the neighbour to re-site their dish - if that is impractical then it is tough. This post has made me think about the assumptions regarding my own solar...

Appeal or not to appeal prior notice refusal?

I assume the 2nd application used the GPDO process - This is a fast track process and avoids many costs and delays (you paid nothing for it, and so there is no surprise that the council did little to assist you). I can't see on what grounds you can appeal the GPDO application as the council...

    Encroaching existing neighboring extension

Up to a point. If they are happy for the building work, then you need this in writing in case they change their mind.
